Hotel and Commercial Wellness Suites, Engineered for Guests and Built to Perform

Guests notice how a hotel spa feels. Operators notice how it runs. A good thermal suite delivers both: real heat, clean and properly cold water, and a calm route through the space. Behind that sits plant that holds up to hundreds of sessions a week, meets hygiene and safety rules, and doesn't eat into margins. Aqua Spazio designs and builds commercial wellness suites for hotels, members' clubs, gyms, spas, social saunas and wellness centres across the UK. We do the engineering first, so the suite opens on time and keeps working.

Who we work with

  • Hotels and resorts: spa and thermal floors, pool halls and guest wellness suites

  • Gyms, health and members' clubs: sauna, steam and cold plunge recovery zones

  • Social saunas and bathhouses: high-capacity saunas, aufguss rooms and plunge circuits built for timed sessions

  • Recovery and wellness studios: compact contrast therapy circuits

  • Developers: residents' wellness amenities in residential and mixed-use schemes

What a commercial wellness suite can include

  • Traditional Finnish saunas, aufguss rooms, panoramic and feature saunas, and infrared rooms

  • Cold plunge pools, ice fountains, bucket showers and cold rooms

  • Steam rooms and hammams in tiled or moulded construction, fully tanked and drained

  • Experience showers, foot baths and heated loungers

  • Relaxation lounges, treatment-room interfaces, changing and shower provision

  • Pools, hydrotherapy pools and hot spa pools with full plant rooms

  • MEP coordination: power supply, ventilation, dehumidification, drainage and heat recovery

Designed for heavy, continuous use

Hotel and club equipment works harder than equipment at home. We specify commercial continuous-duty sauna heaters with large stone mass, so the cabin recovers between doors opening. We use dense, stable timbers such as thermo-aspen and alder that cope with constant use and cleaning. Cold plunges get commercial chillers and continuous filtration, sized for peak occupancy rather than an average day. Plant rooms are laid out so your maintenance team or service partner can reach everything without shutting the spa.

Hygiene, safety and compliance

Commercial wet and thermal areas carry real obligations. Our water treatment for pools, plunges and spa pools follows PWTAG guidance, with automated dosing, UV and monitoring, and we design to meet legionella control requirements under the HSE's ACOP L8, including HSG282 for spa pools. Sauna and steam electrics follow BS 7671 (Section 703). Thermal rooms include emergency call points, timers, controlled and displayed temperatures, safe door hardware and clear signage. We pay attention to slip resistance, accessibility under the Equality Act, fire strategy and ventilation from the start. In London, saunas and steam rooms in commercial premises may also need a special treatment licence from the local council, which we factor in at design stage.

Running costs and controls

Energy is often the largest running cost of a spa. We reduce it with heat recovery from air handling and chillers, efficient heat pumps, insulated construction and pool covers, efficient pumps, and heater schedules matched to actual occupancy. Controls can connect to your building management system, so your team can monitor temperatures, water quality and faults from one place.

Designed around the guest journey

A thermal suite works best as a circuit: heat, shower, cold, rest, repeat. We plan the layout so guests move intuitively between experiences, wet and dry areas stay separate, and staff can see and supervise the space easily. We size the sauna, plunges and rest area together so no single element becomes the bottleneck. Lighting, acoustics and materials are chosen to create calm, and to stay looking good under heavy daily cleaning.

From concept to handover

We work with owners, operators, architects, M&E consultants, contractors and building control from feasibility through to commissioning. That includes concept layouts around guest flow and session capacity, technical design, specification, installation, testing, staff training and an operations and maintenance manual. We can lead the full design and installation, or act as the specialist designer within your project team. For refurbishments, we can phase works to keep the rest of the hotel trading.

What makes a good commercial wellness suite

You can't judge a commercial suite on opening day. It shows its quality on a full Saturday a year later. Saunas need heaters and stone mass that recover quickly as doors open and close, timber that stays smooth and stable after thousands of cleans, and ventilation that keeps the air fresh at full occupancy. Cold plunges need chillers and filtration sized for peak use, automated dosing and UV that keep the water safe without constant staff attention, and monitoring that flags problems before guests notice them. The building around them has to handle constant heat, steam and water, with continuous tanking, slip-resistant floors that drain properly, and air handling that protects the fabric and recovers energy. Plant should be accessible, documented and easy for staff to run, and the layout should make supervision simple and the guest journey clear. A cheaper suite can look the part at launch, but the difference soon shows in downtime, energy bills, hygiene risk and guest reviews.

Frequently asked questions

What do we need for a basic hot–cold offer?

A commercial sauna, at least one cold plunge, showers and a relaxation area. Steam, infrared and aufguss can be added as the business grows.

How much space does a hotel thermal suite need?

A compact suite with a sauna, steam room, plunge and showers can fit in around 40–60 m². Destination spas with pools and lounges need considerably more. We'll assess capacity against your guest numbers.

How many people can a suite handle?

Capacity depends on sauna size and session length. We plan the sauna, plunges and rest area together so no single element becomes the bottleneck.

Can you work within an existing building?

Yes. Many of our projects are conversions of basements, ground floors or underused function space. We check structure, drainage, ventilation routes and electrical capacity early.

Does our building have enough power?

Commercial heaters, chillers and steam generators often need a three-phase supply and sometimes an upgrade. We assess this early to avoid surprises.

What maintenance does a commercial suite need?

Daily water testing and cleaning by your team, plus planned servicing of heaters, chillers and water treatment. We can set up a maintenance schedule and service support.

How long does a project take?

That depends on scope and whether the building is new or existing. We give a programme once the design is agreed, and we can phase work to limit disruption.
